Location- This farm is located on Hwy 57 starting east of the baseball field on the south side of the highway. 100 acres adjacent to the 455 acres is located on the north side of the highway.
Improvements- The improvements include 12inch cased irrigation well with submersible pump used only for household and livestock. Included with the water well, is a large pressure tank that pumps water into a very large storage tank with gravity flow to livestock facilities. The headquarters house is in decent condition and is leased to a resident on a monthly base.
Tract 1: Tract 1 consists of 50 acres east of the ball park that has a 12 inch irrigation well but is not in use.
Tract 2: Tract 2 contains 200 acres with an irrigation well that produces 1100 gallons per minute in excellent condition equipped with a large diesel engine. There is a pivot system that covers 140 acres in good operating condition.

Tract 5: Tract 5 is across Hwy 57 and is at the present time a dry land plot.
Minerals- Tract 2, 3, and 5 has 100% minerals and royalties and Tract 1 and Tract 4 has 68% of the minerals and royalties available. All minerals, royalties, production, and executive rights will be conveyed to the buyer.
